Chickasaw Bluff Lakes is a small, private lake community. All exterior construction and improvements require prior approval from the Board of Directors. The community operates under recorded Covenants & Bylaws, and all lot owners are subject to those restrictions.
Building & Property Restrictions
Can I build in Chickasaw Bluff Lakes?
Yes, provided the following conditions are met:
- The State must deem the property suitable for an approved wastewater treatment (septic) system. Buyers are strongly encouraged to research this prior to purchasing property.
- Full construction plans must be submitted with the Construction Project Approval Form to the Board of Directors.
- Written approval must be received before applying for a building permit or beginning construction.
- All plans must meet the setbacks and requirements outlined in the Covenants.

What size home can be built?
New homes must contain a minimum of 1,500 heated square feet.
Heated square footage does not include:
- Porches
- Decks
- Carports
- Garages
Are trailers, mobile homes, modular homes, or RVs allowed?
No.
Trailer homes, mobile homes, modular homes, RVs, or any structure built offsite and transported to the property in sections are not permitted as permanent or temporary residences at any time.
Utilities & Infrastructure
Are there sewer lines in the neighborhood?
No. All homes must utilize a State-approved septic or wastewater treatment system.
Are there natural gas lines available?
No. Residents who use gas appliances or heat typically utilize propane from local providers.
Dues & Financial Information
Are there annual dues?
Yes. Dues are $100.00 per lot, per year.
What are the dues used for?
Dues support the maintenance and improvement of community property, including:
- Mowing of the entrance, dams, and common areas
- Maintenance of community property
- Insurance coverage for community property
The annual budget and financials are reviewed each year at the Annual Meeting. All lot owners are encouraged to attend.
