Are there Dues, and if so, how much are they?
Yes, dues are $100.00 per lot per year.
What are the dues used for?
The dues are used for the maintenance and improvement of the community. This includes the mowing of the community property, including the entrance, dams and community building area, the and the insurance policy for the community property. All of the community’s budgets and financials are reviewed and discussed each year at the Annual Meeting. Every lot owner is encouraged to attend these yearly meeting and review the financials.

Can I build a fence/shed/dock/addition/etc.?
Yes, provided you submit plans and get approval from the CBL Board of Directors prior to getting a building permit or starting construction. These plans should detail what you intend to build, including all dimensions, materials, colors, etc., and where it will be placed on your lot showing the setbacks and distances from all lot lines and existing structures. The Board has 30 days to review and respond to your request; however we do our best to address each request as quickly as we can.
How can I connect to others in the community?
There is private Facebook group for Chickasaw Bluff Lakes lot owners/residents and their household members. You can request to join it here. You will be asked to identify your lot/address and this will be cross checked against community records before you accepted.

You may reach us by using the Contact Us portion of this website. You can send us an email at CBLMA.MS@gmail.com. You can message us from the main Facebook page. You may call or text the Secretary/Treasurer via the phone number provided on your dues statements. The Secretary/Treasurer monitors the email and Facebook page and can provide you the information you may need or put you in touch with the relevant Board members. (The Secretary/Treasurer and most of the Board Members do work full time jobs, so we appreciate you understanding you may not always receive an immediate response, however we will reply to you as soon as we can.)
Community Building “The Clubhouse”
Where is the community building?
The community building, which is commonly referred to as “the clubhouse”, is located at the corner of Sequoyah Drive and Mattaha Drive.
What is the community building used for?
The community building is used for community events such as the Annual Meeting and regular monthly meetings of the Board members. Check out the Events page or CBL Calendar to check for upcoming events that may be hosted there.
The building is also available to be rented by members and non-residents for private events.
Lakes & Fishing
Are there fish stocked in the lakes?
Yes, we have bass, bream, catfish and crappie present in the lakes.
Can I fish in Chickasaw Bluff Lakes?
All 3 Chickasaw Bluff Lakes are private property and use of the lakes is limited to lot owners, who have paid all their dues in full, and their guests. All individuals fishing must have a current fishing card and properly displayed CBL lot numbers on every boat.
What size boat motor may be used on the lake?
Boats may use a short shaft motor up to 6 horsepower. Pontoon Boats are allowed to use a long shaft motor up to 9.9 horsepower.

Can I build in Chickasaw Bluff Lakes?
Yes, provided several conditions are met:
- The state deems the property suitable for a waste water treatment system, which the CBL Board highly recommends you research before buying property in our neighborhood if you intend to build.
- You submit full plans to the Chickasaw Bluff Lakes Board of Directors and get their approval prior to getting a building permit and beginning construction.
- Your plans meet all the stipulations and setbacks in the covenants.
What size home can I build in Chickasaw Bluff Lakes?
New homes built in Chickasaw Bluff Lakes must be a minimum of 1500 heated square feet which excludes porches, decks, carports, and garages. Trailers, Mobile Homes, RV’s or the like, are not allowed as permanent nor temporary residences at any time in Chickasaw Bluff Lakes.
Can I put a Trailer or Modular home in Chickasaw Bluff Lakes?
No, no trailer home or any other home (regardless of terminology) that is built offsite and intended to be brought in one or more sections to the lot, is not allowed in Chickasaw Bluff Lakes.

Are there sewer lines inside the neighborhood?
No, homes in the neighborhood must have state approved septic/waste water treatment systems.
Are there natural gas lines inside the neighborhood?
No, residents who use gas heat or appliances utilize propane from one of a few providers in the area.
